We have been given a second chance to put a bid in on the second house, which you may remember from our Put in a bid post. We got a call on Saturday from our old/new realtor
I don’t know what to call her anymore! Anyway, she called to let us know that the house was back on the market. Well, we had already made arrangements with another realtor to go looking at houses either that day or on Sunday (depending on all of our schedules), so we figured we’d see what the new realtor found out about the house, why it was back on the market, etc. Apparently the people who were originally going to get the house wanted the bank to put a new roof on the house because the inspector said, “it could use a new roof.” That’s right, that it could “use” a new roof, not that it “needed” a new roof. Well the bank is selling the house AS IS, which means they are NOT fixing anything (which we are fine with because we didn’t see anything major).
We ended up looking at four houses, plus another look at the the second house on Sunday and narrowed it down to the the second house or one of the new houses we went to look at. After much debate, we decided to go with the the second house as we feel it was a sign for us to get this house since it came back on the market. So Brandon emailed the realtor to find out when he could go sign the papers for the bid, etc.
On Monday, I received another call from the old realtor saying the bank called her asking if we were still interested. So I emailed Brandon and waited for his lunch break to hear back. He talked to the new realtor and come to find out this new realtor charges $195 for you to place up to 2 bids, meaning we’d be out $195 just to place this bid, plus he was talking about all these extra charges for turning on water/power, etc. for the inspections. We weren’t told any of this from the old realtor so after about a 5 minute discussion, mainly be saying I’m not paying $195 to put a bid on a house, he gets paid when we purchase a house
and we decided to just call the old realtor and have her submit the bid. I also emailed her with the information and asking her what costs we would incure, if the bank accepted our offer, before closing. NOTHING but the inspection fees.
So, she placed our bid and at 5:37PM we received a call from the realtor saying the bank had a counter for us. To make the rest of this long story short, we accepted the offer and are now waiting to hear back as to when we need to get everything to the bank for them to get their inspection in order and for us to schedule our own inspection.
So, let’s hope all goes well and I didn’t just jinx us by posting this

This sounds good. I wouldn’t want to pay just to put a bid in. Most Realtors don’t charge to put a bid in for a house. The second Realtor with the bad market just wants a buck or two because he knows not a lot of people are buying houses. I wish you the best of luck. I would however, look at the roof and see if it is not in good shape and if it isn’t then I wouldn’t not put put a new roof on the house just because it would cost money. You might end up with worse problems in the long run if you are not careful. I would listen to the inspector you all get and if he says it needs or should have a new roof then I would consider putting one on and if that is too expensive for you then don’t get the house. I would take everything into consideration.
